Refund and cancellation policy
Read this before you book. Tickets are non-refundable, with two exceptions, and transfers are free.
What you are buying
One ticket books one investigation slot for one group of up to four people. There is only one ticket per slot, so when you book, that investigation is yours alone. Nobody else is added to your group.
The price is $50 for the group, not per person.
What the ticket includes: access to the property for the booked period, a guided historical tour of the building, the use of our investigation equipment, and the attendance and guidance of our team for the full duration of the slot.
What it does not include is a result. We do not guarantee that anything paranormal will happen. See "Results are not guaranteed" below.
All sales are final
Tickets are non-refundable. Please be certain of your date before you book.
Only one ticket exists for each investigation slot. When you book, we take that slot off sale entirely and turn away everyone else who wanted that night. If you cancel, that time is almost never resold, which is why the ticket is sold on a final-sale basis.
This applies to changing your mind, being unable to travel, illness, work, deciding not to come in weather we are still running in, arriving too late to take part, and being removed from an event for breaking the rules.
There are exactly two exceptions, and they are set out below: when we cancel, and when we cannot safely accommodate a disability or medical condition you have told us about.
Instead of a refund, transfer it
Because we cannot refund, we have made transfers as easy as possible. Both of these are free.
Give your ticket to someone else. Email us the new lead person's name, email and phone any time up to 24 hours before your event. They do not have to be anyone you know.
Move to another date. Ask 8 or more days before your event and we will move you to any other slot still available this season, at no charge. Inside 8 days we will still try, and we can only do it if another slot happens to be free.
If a date genuinely will not work any more, a transfer is nearly always better than losing the ticket, and we would rather help you find one than keep your money for an empty room. Email us. We are reasonable people.
Your group can be any four people, and you do not need to tell us who in advance. Every attendee must sign the liability waiver before the safety briefing, either online through the signing link we email for your booking or in person on arrival.
If we cancel
We will cancel an event if we judge it unsafe or impossible to run. Reasons include severe weather, a power or structural problem at the venue, the property becoming unavailable, illness in the team, or anything that makes the building unsafe to enter.
If we cancel, you choose: a full refund, or a transfer to any other available date this season. We will contact you at the email and phone number on your booking as soon as we know.
We are not responsible for your other costs. Travel, fuel, accommodation, time off work and anything else you spent to attend are not recoverable from us, whoever cancels and for whatever reason.
Weather
The investigation happens indoors, so most weather does not stop us.
We will cancel or postpone for conditions that make travel or the building unsafe: tornado or severe thunderstorm warnings, flooding, ice, or a power outage at the venue. That decision is ours and we will make it as early as we reasonably can.
If you decide not to travel in weather we are still running in, the ticket is non-refundable, and we will help you transfer it instead. We know that can feel harsh. It exists because the slot is held exclusively for you and cannot be resold at short notice.
Late arrival and no-shows
Please arrive 15 minutes before your start time. Anyone in your group who has not signed the waiver online signs it then, before the safety briefing.
Your slot ends at its scheduled time regardless of when you arrive. If you are late, you lose that time; we cannot run over, because another group may be booked into the slot after yours.
Arriving more than 30 minutes late, or not arriving at all, is treated as a no-show, and no refund is given.
Removal from an event
We may refuse entry to, or remove, anyone who is intoxicated, under the influence of drugs, behaving unsafely or aggressively, refusing to follow team instructions, entering areas that are off limits, damaging or removing property, or breaching the participant agreement.
No refund is given in these cases, and this applies to the whole group if the event cannot safely continue.
Results are not guaranteed
We do not guarantee that any paranormal, supernatural or unexplained phenomenon will occur, be detected, be recorded or be experienced during your event.
Nobody can promise that, and anyone who does is selling you something else.
What we guarantee is the experience: the access, the tour, the equipment, our team, and the full time you booked. If we deliver those, we have delivered what you paid for.
Not experiencing paranormal activity is not grounds for a refund, and by booking you accept that.
Card disputes
If something has gone wrong, email us first. Almost everything is fixable, and quickly.
Starting a card dispute or chargeback without contacting us costs us the disputed amount plus a non-refundable bank fee, for a booking we honoured. We will respond to any dispute with our records, including this policy, your booking and the waiver you signed.
We reserve the right to decline future bookings from anyone who raises a chargeback for a service we delivered.
Age
Anyone 18 or over may attend and must sign the waiver themselves.
Participants aged 13 to 17 may attend only if a parent or legal guardian is with them. That adult must sign the waiver on the minor's behalf, must sign it in their own name as well, and must stay with the young person for the whole event. Supervision cannot be handed to another adult in the group.
No one under 13, in any circumstances. The building is dark, uneven and unmodernised, and events run late at night.
We check identification. If a young person arrives without a parent or legal guardian, we cannot admit them, and no refund is given.
Accessibility
The Old Morven School is a historic building. It has stairs, uneven floors, narrow doorways and no lift, and much of the event happens in darkness. It is not currently accessible to wheelchair users, and it may be unsuitable if you have significant mobility, balance, respiratory or cardiac limitations.
If you have a condition you are unsure about, contact us before booking and we will tell you honestly what the building involves so you can decide.
This is the second exception to all sales being final. If you have already booked and we cannot safely accommodate you, we will refund you in full, whenever you tell us, with no time limit and no argument.
Events involve extended darkness, sudden loud noises and flashing equipment indicators, which may affect people with photosensitive epilepsy, anxiety disorders or PTSD.
Changes to this policy
We may update this policy. The version in force is the one published when you booked, and we keep a record of it against your booking. Changes never apply retroactively to a booking already made, with one exception: on 2026-09-29 we added signing the waiver online as a second way to sign, alongside signing in person on arrival. That change takes nothing away from you, so it applies to every booking, including bookings made before it.
